and the Surrounding Districts.
Are you aware that documents have been prepared by West Sussex County Council outlining there intentions for the next 15 years?
West Sussex County Council have prepared a draft document for deposit, called:
'West Sussex Structure Plan 2001-2016'.
Deposit Draft.
Did you know that this plan includes up to 1250 new houses to be built on fields in the Donnington, Apuldram & Fishbourne areas from 2006?
Look out for posters and leaflets advertising this meeting.
The new Structure Plan for West Sussex is currently being drafted.
At this stage the plan is known as the Deposit Draft (because the plan will be "deposited" in the public domain).
Please note the the Deposit Draft has already been approved by West Sussex County Council.
West Sussex will publish the document and present it to the people and organisations of West Sussex in the weeks prior to the Official Period. Copies of the Draft Structure Plan document will be placed in Libraries, it will be available online at www.westsussex.gov.uk/splan and it will be presented in a series of public meetings.
What and how it effects us...
This plan clearly states that there is a proposal from County ...."Chichester City - This is the area to the south-west of the City which, together with the East of Chichester District/West of Arun District area, could provide 2,500 homes by 2016, including affordable housing, together with other uses.".
At the public meeting (9th January 2002 at County Hall) it was stated by County and District officers that 50% (approx. 1250 houses) would be built in the land adjacent to the A27 from Donnington to Fishbourne.
To put this in perspective there are currently approximately 780 houses in the whole of Donnington.
From Page 21 of the document...
"It was concluded that the best strategy would be to concentrate greenfield development in the coast at the following locations: Chichester City. This is the area to the south-west of the City which, together with the East of Chichester District/West of Arun District area, could provide 2,500 homes by 2016, including affordable housing, together with other uses."
This area is relatively close to the City Centre, employment areas and the railway station. It is outside the Areas of Outstanding Natural Beauty and is outside of the Emsworth-Chichester Strategic Gap. Any areas at risk of flooding can be avoided. Development here should start after 2006.
It will include a new link road between the A286 and the A27 (the Stockbridge relief road Policy NE15). Other transport infrastructure will also be needed including junction improvements on the A27 Chichester Bypass, which suffers from existing accident and capacity problems, a new or improved road link between the B2145 and A286, and bus priority measures across the A27. These will provide better access to coastal towns and along the coast, assisting regeneration."Left and above shows the area that could be identified by West Sussex County Council for development.
As you can see from the images that we have created, the potential area from development is considerable.
The majority of this land is already owned by West Sussex County Council and areas such as Strides Field would also be revisited for housing development.
Further extracts from the the Structure Plan for West Sussex 2001-2016 document:
"Strategic development south west of Chichester (Policy LOC1) will require the provision of an A286 Stockbridge relief road which, together with a new or improved link road between the B2145 and the A286 south of Chichester, will improve access from the Manhood peninsula to the A27. Improvements to A27 junctions, possibly including grade separation of one or more junctions, will also be required."
